 APPLICATION FORMS
1Whether, APPLICATION FORM - C has been duly filled ?
2Whether, FORM-2(A) Certificate of undertaking of Registered Architect/ Engineer has been duly filled ?
3Whether, the self attested passport size photographs has been submitted by Developer/ Builder/ Owner ?
 DOCUMENT / BONDS / AFFIDAVIT / UNDERTAKINGS
4Whether The Application Is For Revised Case? (In Revise Case, Sr. No. 4(A),4(B),7,8,13,14,18,19 are not to be filled)
4(A)Whether the affidavit of appointment on Rs. 50 stamp paper for concerned Architect / Engineer has been attached ?
4(B)Whether the bond for acceptance of responsibility by owners, builders, developers, engineers / architects for the development has been furnished ? (Bond on Rs. 100 stamp paper)
4(C)Whether the bond for appointment and acceptance for responsibility has been attached? (Compulsory in case of change in Architect / Engineer / Structural Designer / Clerk Of Works / Owner / Developer.)
5Whether the self attested photo copies of License Certificate of Engineer/Architect, Structural Designer, Clerk of Works has been furnished alongwith the application ?
6Whether the documents showing ownership and rights to develop the said land has been furnished ? (Documents : Original copy of property registered card / sanad, latest R.R. record in original (7/12) / Original copy of Tippan / Certified copy of Sale Deed. In case Of Revise case, provide true copy
7Whether the original copy of Part plan has been attached ?
8Whether the original copy of Zoning Certificate has been attached ?
9Whether 5 sets of Drawings showing Amalgamation/ Subdivision of Building Unit, has been furnished ?
10Whether the proposed development is in the T.P. Scheme/Gamtal area or G.I.D.C area? if "NO" then
10(A)Whether the Layout plan / Site Plan showing F.P. / O.P. in scale of 1 : 400 has been furnished ?
10(B)Whether the Original Tippan in scale of 1 : 400 has been furnished?
10(C)Whether the affidavit cum undertaking for Non T.P.Scheme area has been submitted?
50(C)If proposed sub-divided building unit is upto 250 sq.m. then whether the layout abides with GDCR clause no. 12.4.1(A)(iii)
11Whether the proposed development has been demanded in sub-plot ? If "YES" than
11(A)Whether the certified copy of the approved layout plan / building plan / BU permission has been attached ?
12Whether, any permission has been previously availed ? If "YES", than
12(A)Whether such permission letter and approved layout plan and building plan has been attached ?

16Whether the proposed use of development is in confirmation to Col. 3 and/or Col. 6 of USE ZONE TABLE of GDCR Clause No. 32
16(A)Whether the proposed use of development is mix of residential and commercial or fully commercial type?
16(B)Whether the proposed development is on 18 mt. Or more wide road?
 Conformity with other Acts & Regulations as per clause no. 4.2.1 of GDCR.
17Whether the proposed Building line, observe setbacks from the road-side, as prescribed in the Development Control Regulations or in T.P. Scheme Regulations, whichever is more? If "No", then
17(A)Whether NOC of concerned department has been furnished?.
18Whether the NOC as per Water (prevention and control of pollution) Act, 1974 has been attached ?
19Whether the proposed development, if situated in vicinity of Jail has made provisions as amended by the Jail Authority ? If "YES" , then.
19(A)Whether NOC of concerned authority has been furnished?.
20Whether the distance of the proposed Development from the existing water course nearby, controlled as per GDCR clause no. 14.
21In Conformity to GDCR clause no. 31, furnish an undertaking for provision of tree plantation at the rate of one tree for every 100 sq. Mts. of building unit.
 GENERAL
22In Conformity to GDCR clause no. 4.6, Whether the proposed Development seeks Development permission in the land occupied by Graveyards, Kabrastans, Burial grounds, Crematoria etc ?
23Whether the "Letter of Consent" of the Co-owners, if any, has been furnished ?
24Whether the proposed development is abutting on any of the overbridge or underbridge ?
25Whether the proposed development is under the litigation of any court matter ?
26Whether the proposed building is situated within 'The Gandhi Ashram Comprehensive Area Improvement Scheme' (GACAIS) ?If yes, Then
27Whether the proposed plans for the building has been submitted as per GDCR clause no. 16.1.?
28Whether the proposed building is situated within 'Sabarmati River Front Development Corporation' Scheme' (SRFDC) ? If yes, then
29Whether the proposed plans for the building has been submitted as per concerned dept?
30Whether the Color-Notes in the layout plan and building plans has been as per GDCR clause no. 3.4 ?
 Site Information, In confirmation to GDCR clause no. 4.2.2 :
31Whether the site is unhygienic ?
32Whether the availability of water supply within a reasonable period of time, is feasible ?
33Whether the site is dangerous for construction ?
34Whether the site is capable of providing proper drainage connection ?
35Whether the proposed site is located on any area filled up with carcasses, excreta, filthy and offensive matter ?
36Whether the USE of the said Development is proper/appropriate, from the health and the safety point of view for the inhabitants of the neighbourhood ?
37Whether the level of site is lower than the datum level prescribed by the competent authority, depending on topography and drainage aspects ?
38Whether the proposed site has a means of access from the authorized street, as described in regulations ?
39Whether the approach road to the site from the authorized street, is in accordance with the regulations ?
40Whether the proposed development is against Urban Aesthetic of Environment or Ecology or Historical Architectural building, Heritage Building or Not in Public Interest ?
 RELATED TO LAYOUTS
41Whether the proposed plans has been furnished for amalgamation and/or subdivision of building unit as per GDCR clause no. 10.1?
42Whether the proposed site plan has been furnished in appropriate scale, and measurements in accordance with Tippan / T.P. Scheme proposal ?
43Whether the area shown in the site plan is in accordance to that shown in the document & certificate attached ? [Certificates / documents includes RR (7/12 Utara), F-form, Form-4 for Amalgamation/Subdivision, Property Card, Approved Plans]
44Whether the key plan of the proposed site is in accordance with development plan/T.P.scheme ?
45Whether the direction "North" and "Scale reading" shown on the site plan ?
46With reference to road level, whether the general level of plot and other physical features such as tree, nala, ONGC wells / pipelines, electric grid lines, railway lines etc. has been shown in accordance with the actual site conditions ?
47Whether the proposed building unit abuts on Existing road or proposed road ?
 In case of sub-plotting :-
48Whether existing use of existing buildings is permissible after sub-division as per other regulations of G.D.C.R? (eg. Minimum size of plot required for existing use, minimum road width required for existing use etc.)
48(A)Whether the minimum width of the plot measures at least 10.5 Mts. Or the length/width ratio # 2 ?
49Whether the plot, if abutting on roads upto 9 Mts. width or less, has a minimum area of building unit as 100 sq. Mts. ? (GDCR clause no. 12.2)
50(A)Whether the plot, if abutting on road up to 12 Mts. width, has the minimum area of building unit more than 100 sq. Mts. and upto 200 sq. Mts. ? (GDCR clause no. 12.2)
50(B)Whether the plot, if abutting on road more than 12 Mts. width, has the minimum area of building unit as not less than and equal to 200 sq. Mts. ? (GDCR clause no. 12.2)
51Whether the width of the internal roads, with respect to the length of the plot is in accordance with the regulation made in GDCR clause no. 10.4 ?
52Whether the general level of the building unit, laid in accordance with the GDCR clause no. 10.3, with respect to the crown of the road, in front of the plot ?
53Whether the amalgamation of the building unit abutting on 18 Mts. and above width road, fulfills the depth/frontage ratio of the building unit # 3 ? (as per GDCR clause no. 10.1.3)
54Whether the curves and junctions of the internal roads has been shown in the layout plans as per GDCR clause no. 10.4, note-5 and note-6 ?
55For a building unit, if abutting on Govt. nalia road (where no T.P.scheme has been made), Whether a minimum of 9 Mts. imaginary plot boundary from the centre of the nalia road on both the sides of the nalia has been considered as per GDCR clause no. 10.4, note-3 ?
57Whether the proposed development is in accordance, as per GDCR clause no. 10.4, note-9 & 10,
58Whether the Common Plot is proposed in confirmation to GDCR Clause No: 10.6 (1) for Residential Use?
59Whether the Common Plot is proposed in confirmation to GDCR Clause No: 10.6 (2) for Industrial Use?
60Whether the Common Plot is proposed in confirmation to GDCR Clause No: 10.6 (3) for Industrial Use?
 COMPOUND WALLS AND GATES:
61Whether the provision for Compound Walls and Gates has been made, as per GDCR clause no. 13?
